What's my Silverton unit worth?
A free, written opinion of value for your Silverton townhouse, a net-proceeds estimator, and the checklist that gets a 1990s waterfront strata unit ready for market.

Request your unit's value
Online estimates are unreliable for a building like Silverton: there are only about 18 homes, sales are infrequent, and the portals often mislabel it as an apartment. A good valuation looks at what actually drives price here:
- Your slip: its length, position and whether it has a lift
- Direct-entry with yard, or walk-up
- Floor area and bedroom count
- Updates: heat pump, kitchen, bathrooms, windows, flooring
- Lake view from the main living level
- The strata's financial health: reserve fund, levies, deductibles
- Recent sales at Silverton, Lakeside Residences, The Strand and other Okanagan Landing waterfront
Sean will review the comparables and send you a written opinion of value, usually within one business day. It's free, and there's no obligation to list.

Taxes sellers ask about
- Principal residence: if the unit was your principal residence for every year you owned it, the gain is generally not subject to capital gains tax.
- Second home or rental: capital gains tax usually applies. Talk to your accountant before you list.
- Owned less than two years? The BC home flipping tax may apply: up to 20% of the net gain if sold within 365 days, declining to zero at 730 days, with life-event exemptions.
- Non-resident sellers need a clearance certificate from the CRA, and the buyer's lawyer will hold back part of the proceeds until it's issued.

When to sell
Waterfront sells best when buyers can picture summer: listings that are ready for photos in late spring, with the docks in and the lawn green, get the most attention. But supply matters more than season at Silverton. With so few units, a well-priced listing in any month has little direct competition in the complex itself. The real competition is other waterfront townhouses and condos across Okanagan Landing.
The market in August 2026 was slow because of the wildfires, with North Okanagan sales down 26.6% and homes taking 94 days on average to sell. See the latest numbers on the market and news page.
