Docks, boat slips and the beach at Silverton

Moorage is the reason most people buy here. This is what comes with the unit, what doesn't, and the Crown land question behind every dock on Okanagan Lake.

A slip in this range fits most of what people actually boat on Okanagan Lake: bowriders, wake and surf boats in the 20 to 25 foot range, pontoon boats and many small cruisers. If you own something longer or wider, measure the specific slip and check the water depth at the end of the season, when the lake is at its lowest.

Having a slip at home changes how you use the lake. Instead of hitching up, queueing at the launch and parking a truck and trailer, you walk down, untie and go. On a calm August evening that is the difference between boating twice a week and twice a summer.

How slips are assigned and transferred

Listings say Silverton's slips are "assigned by strata". That can mean several different legal arrangements, and they matter at resale:

  • Limited common property designated to a unit on the strata plan: the slip goes with the unit automatically and can only be changed by a strata vote.
  • Assigned by council as common property: usually one per unit by rule or bylaw, but the specific slip could in theory be reassigned.
  • Leased or licensed separately: the right to use the slip is its own contract and needs to be assigned to the buyer.

Which one applies at Silverton, and which slip belongs to which unit, is something to confirm from the strata plan, bylaws and Form B before you remove subjects. To be confirmed

Crown land: who owns the water under the dock?

In British Columbia, the lakebed and foreshore of Okanagan Lake are provincial Crown land. Under the Land Act, aquatic Crown land cannot be sold. Every dock over the lake, from a single private dock to a yacht club marina, sits there under provincial permission. Commercial and multi-slip marinas are held under a licence or lease that can run up to 30 years; group and strata moorage is handled under separate residential tenure rules.

For a Silverton buyer, that means asking four questions:

  1. Who holds the tenure: the strata corporation, or something else?
  2. What type of tenure is it, and when does it expire?
  3. What is the annual fee, and is it in the strata budget?
  4. Are there any compliance issues or renewal applications pending?

FrontCounter BC (1-877-855-3222) handles Crown land tenure enquiries. Your lawyer or notary can also search it. None of this is unusual or alarming for an established strata marina; it is just a question every waterfront strata buyer in BC should get answered in writing.

The beach

Silverton has a shared beach for residents, a few steps from the homes. One listing calls it "semi-private", which in practice usually means the beach is strata property but the lake in front of it is public, so boaters and paddlers may pass or anchor offshore. Whether the foreshore is fully private is one of the details to confirm. To be confirmed

When you want more room, Paddlewheel Park is about 400 metres away: a sandy public beach with full accessibility, swimming area, playground, tennis and beach volleyball, picnic shelter and washrooms. Kin Beach, about 2.7 km toward town on Tronson Road, is the other local swimming beach.

Launch, fuel and the yacht club

7815 Okanagan Landing Rd, about 400 m away. $10 a day or a $60 season pass, valid at both Paddlewheel and Kalavista launches, sold at Vernon City Hall and the District of Coldstream office. Useful for guests with trailers.

Vernon Yacht Club

7919 Okanagan Landing Rd, a short walk southwest. Chartered in 1953; the only Okanagan yacht club that owns its property. Ask the club about membership and moorage.

Winter storage

Winter wind, low water and freezing temperatures are hard on boats, so plan on hauling out in the fall. Confirm whether the strata allows boats to stay moored in winter. To be confirmed

Lake sense

Afternoon wind can build fast on Okanagan Lake. In September 2026 a paddleboarder went missing near Carr's Landing on the east side of the lake. Wear a PFD on boards as well as boats, check the forecast before crossing, and tell someone where you're going.
