Best places to live in Okanagan Landing, by lifestyle

The right address depends on how you plan to live. Here is where each kind of buyer tends to end up, and when Silverton is, and isn't, the answer.

These are suggestions, not rules. They come from how Okanagan Landing actually works: where the beaches, docks and schools are, which properties include moorage, and which rules (rental, tax, strata) apply where. For the area-by-area detail, see Okanagan Landing neighbourhoods.

If you are a boater

Best fit: Silverton on the Lake. It is one of very few places in Vernon where a townhouse comes with its own slip, reported at about 35 feet with power and water. The alternative is a detached waterfront home with a private dock (a much bigger budget, and your own Crown land tenure to manage) or a strata without moorage plus a season pass at the Paddlewheel launch ($60) and a queue on sunny Saturdays.

Also consider: a membership at the Vernon Yacht Club if you sail, or Sean's Vernon waterfront homes guide if you want a detached house with a private dock on Okanagan or Kalamalka Lake.

If you want lock-and-leave (retirees and snowbirds)

Best fit: the lakeshore stratas. Silverton, Lakeside Residences and The Strand all let you close the door and leave for the winter while the strata handles the grounds. Silverton adds a garage for the car and a slip for the boat. The Strand is larger and, unlike Silverton, has a strata-hotel structure that changes its short-term rental options; see the guide to The Strand.

Watch for: the speculation and vacancy tax if Vernon is not your principal residence. A Canadian owner who leaves a Silverton unit empty most of the year may owe 1% of its assessed value each year. Read how SVT works before you buy a second home here.

If you have school-age children

Best fit: anywhere within the Okanagan Landing Elementary catchment. The school at 7322 Grant Road is about 1.2 km from Silverton, runs kindergarten to Grade 7, had about 280 students in 2025/26, and offers a Seamless Day kindergarten program and after-school care. School District 22 changed catchment boundaries for 2026–27, moving more of the area into the Okanagan Landing Elementary zone. Older students generally go to Clarence Fulton Secondary, about 6 minutes away. To be confirmed

At Silverton, the direct-entry townhouses with rear yards suit families better than the walk-ups. Adventure Bay and Bella Vista offer detached homes with bigger yards if you need more space. Always confirm a specific address with the SD22 school locator.

If you are an investor

Best fit: long-term rental, not nightly. Any BC strata, Silverton included, must allow long-term rentals since November 2022. Nightly rentals in Vernon are limited to the owner's principal residence, and the province's registry makes enforcement real. So a Silverton unit works as a long-term rental, or as a home you live in and rent out while travelling, if the strata permits it. It does not work as a year-round Airbnb.

Also note the BC home flipping tax: sell within 365 days and up to 20% of the net gain is taxed, declining to zero at 730 days. Run the numbers with the cost-of-ownership calculator.

If you are a first-time buyer

Watch the $835,000 line. BC's first-time buyer exemption waives property transfer tax on the first $500,000 when the price is $835,000 or less, worth up to $8,000, and phases out completely at $860,000. In 2026, two Silverton units were publicly listed at $799,000 and $849,000: one inside the full exemption, one in the phase-out. If Silverton is your first home, where you land on price matters twice. The calculator handles the exemption automatically.

If golf matters more than water

Best fit: Predator Ridge. About 15 km from Silverton by road, with two championship courses and resort amenities. You give up the dock but gain the fairway.

If you commute to Kelowna

Silverton works, just barely. Downtown Kelowna is about an hour's drive and Kelowna International Airport about 45 minutes. For a daily commute south, a home closer to Highway 97 saves time. For occasional trips, the Landing is fine.

If you are downsizing from a house

Silverton is one of the gentlest downsizes in Vernon. You keep a double garage, often a yard, and your own front door, and you lose the roof, the exterior painting and the snow shovel to the strata. Walk-up units suit people who don't mind stairs; direct-entry units are easier for anyone thinking ahead about mobility. Ask which units have a main-floor bedroom. To be confirmed

Money-wise, compare the strata fee to what you spend now on exterior maintenance, landscaping and snow removal. The calculator shows the full monthly picture.

If you work from home

A three-bedroom Silverton townhouse gives you an office with a lake view. Check internet options for the specific unit before you buy; service varies by provider across Okanagan Landing. To be confirmed If you need to be in Kelowna or at YLW a few days a week, the Landing is workable; downtown Vernon is 10 minutes away for everything else.
