Sheet 01 · The complex
Silverton on the Lake building fact sheet
Every known fact about the townhouses at 7701 Okanagan Landing Road, where it comes from, and where the public record runs out.
Updated September 2026 · by Sean Phillips, REALTOR®
This page is the reference sheet. It separates three kinds of information: facts confirmed by more than one public source, facts reported by a single source, and gaps that only the strata's own documents can fill. Anything marked To be confirmed is being checked against the strata plan, registered bylaws and the latest Form B. If you are buying, never rely on a website, including this one, in place of those documents.
Identity and location
| Name | Silverton on the Lake (sometimes written "Silverton On The Lake") |
|---|---|
| Civic address | 7701 Okanagan Landing Road, Vernon, BC V1H 1L3 |
| Municipality | City of Vernon; the Okanagan Landing area was annexed in 1993 |
| Neighbourhood | Okanagan Landing, on the north arm of Okanagan Lake |
| Neighbouring complexes | Lakeside Residences (7769 Okanagan Landing Rd) to the southwest; The Strand (7343) toward town |
| Strata plan number | KAS–––– To be confirmed |
| Zoning | City of Vernon zone To be confirmed |
A note on the address: this website lives at 7740.ca, but Silverton's civic address is 7701. Every public record, including land title-style parcel data for individual units, uses 7701. If you are searching the MLS® or BC Assessment, search 7701.
Construction and age
| Year built | 1995 (per MLS® records on one unit) or 1996 (per another sold record). Safest description: mid-1990s. To be confirmed |
|---|---|
| Developer / builder | Not found in any public source To be confirmed |
| Building form | Townhouses on 2 to 3 levels. Portals that label Silverton an "apartment building" are wrong. |
| Heating | Varies by unit; at least one has been converted to a heat pump |
| Envelope / roof history | Roof replacement dates, siding and window programs come from the depreciation report To be confirmed |
A 30-year-old wood-frame strata is at the age where big-ticket components come due: roofs, decks and railings, windows and, on the waterfront, docks. None of that is a reason to avoid Silverton. It is a reason to read the depreciation report and the last two years of minutes, and to compare the contingency reserve fund against what the report says will be needed. The buying guide lists exactly what to request.
Homes and layouts
| Number of homes | 18, reported by one listing source To be confirmed |
|---|---|
| Mix | 12 direct-entry townhouses with rear yards; 6 walk-up units To be confirmed |
| Bedrooms | Mostly 3 bedrooms; 2-bedroom homes exist |
| Floor areas seen | About 1,206 sq ft (2 bed / 3 bath), 1,720 sq ft (3 bed / 2.5 bath), 1,764 sq ft (3 bed / 2.5 bath) |
| Floor plans | Not published. Two units have iGUIDE 3D measurements from past listings. |
The three floor areas above are the only ones in public listing data. They are examples, not the full range.
Parking and storage
| Garage | Double garage with each home (one listing describes it as heated) |
|---|---|
| Uncovered parking | 2 limited-common-property spaces per home, so 4 vehicles in total |
| RV / trailer parking | No RV parking on site |
| Visitor parking | To be confirmed |
| Boat trailer storage | Not on site per the no-RV rule; confirm in bylaws To be confirmed |
Four parking spaces per home is unusually generous for a Vernon strata and one of the quiet reasons Silverton appeals to people with a truck, a car and visitors in summer. If you need to store a boat trailer, plan on off-site storage: with your own slip, most owners leave the boat in the water through the season and store it elsewhere in winter.
Shared amenities
| Marina | Private strata docks; one slip per home, about 35 ft, power and water on the docks |
|---|---|
| Beach | Shared beach for residents |
| Pool / hot tub | No public source mentions one To be confirmed |
| Clubhouse / guest suite | To be confirmed |
Details on slip sizes, allocation and Crown land tenure are on the docks and beach page.
Fees, taxes and money
| Strata fee | $423 a month (about $0.23/sq ft) on one building record; $550 a month on a unit listed in July 2026. Fees vary by unit entitlement. |
|---|---|
| Fee inclusions | To be confirmed |
| Property tax example | About $4,807 a year on a 1,764 sq ft unit (tax year not stated) |
| Contingency reserve fund | To be confirmed |
| Special levies | To be confirmed |
See strata fees, bylaws and insurance for what these numbers mean in practice, or put them into the cost-of-ownership calculator.
Bylaws in brief
| Pets | 1 cat or 1 dog; dog up to 60 cm at the shoulder To be confirmed |
|---|---|
| Long-term rentals | Permitted (BC law since November 2022) |
| Short-term rentals | City of Vernon: principal residence only. Strata bylaw To be confirmed |
| Age restriction | None found. Since 2022 the only age bylaw BC allows is 55-plus. To be confirmed |
| Management | Professional manager or self-managed To be confirmed |
What this sheet can't tell you yet
Public sources run out quickly for a strata this small. These are the questions only the strata's documents, the land title office or a site visit can answer, and they are being filled in:
- The definitive year built and the strata plan number
- Who developed and built Silverton
- The exact number of homes and the unit mix
- Slip sizes by unit, how slips are assigned, and the dock tenure details
- Whether the beach foreshore is private or semi-private
- The fee range, what it includes, and the reserve fund balance
- The current registered bylaws on pets, short-term rentals and age
- The strata's insurance deductibles
- Whether there is a property manager
