How the calculator works
Mortgage
Canadian fixed-rate mortgages compound semi-annually, and the calculator does the same. With less than 20% down, it adds a mortgage default insurance premium to the loan (2.8% to 4.0% of the loan, depending on the down payment) and the 7% BC PST on that premium to your closing cash, because PST can't be added to the mortgage. Homes priced at $1.5 million or more need 20% down.
Property transfer tax
1% on the first $200,000 and 2% up to $2 million, which covers any Silverton price. If you tick the first-time buyer box, the calculator applies the full exemption (up to $8,000) at $835,000 or less and the sliding partial exemption between $835,000 and $860,000.
Speculation and vacancy tax
If you pick "second home", the calculator adds 1% of the price a year; "foreign owner" adds 3%. SVT is actually charged on the BC Assessment value, which may be lower or higher than what you paid.

- Boat costs: fuel, insurance and winter storage
- Strata move-in fees, if any
- Title insurance and property tax adjustments at closing
