What it means for Silverton
The regional townhouse benchmark describes a typical North Okanagan townhouse, and Silverton is not typical: it is waterfront, and every home comes with a double garage and a slip. So its prices sit well above the benchmark. In 2026 two Silverton homes were publicly listed, at $799,000 and $849,000. The most recent sale in public records was $617,000 for a 1,206 sq ft, 2-bedroom home in July 2021.
The August slowdown was driven by wildfire evacuations across the Interior rather than by anything specific to the lake. For buyers, a slower fall market can mean more room to negotiate. For sellers, it means the price has to be right from day one.

Price per square foot
Because Silverton homes range from about 1,200 to 1,800 sq ft, price per square foot is a fairer comparison than the headline price. From the public figures above:

A building database lists an older historical range of $619,000 to $749,000, or about $370 to $485 per sq ft, without dates. Smaller homes usually cost more per square foot, and a unit with a better slip or view can break the pattern. Treat these as a starting point; a proper opinion of value uses actual sold prices, not asking prices.

Benchmark or median?
The AIR benchmark price tracks a typical home with fixed characteristics, so it moves with the market rather than with whichever homes happened to sell that month. A median is simply the middle sale price in a period, and with only 13 North Okanagan townhouse sales in August 2026 it can jump around a lot. Use the benchmark for the trend and actual Silverton sales for value.
