What is the address of Silverton on the Lake?

7701 Okanagan Landing Road, Vernon, BC V1H 1L3. This website's domain is 7740.ca, but the complex's civic address is 7701; search 7701 on the MLS® and BC Assessment.

When was Silverton on the Lake built?

In the mid-1990s. Public records differ between 1995 and 1996. The strata plan will give the definitive date.

How many homes are at Silverton?

About 18 townhouses, reported as 12 direct-entry homes with rear yards and 6 walk-up units. This comes from one listing source and should be confirmed against the strata plan.

Are they condos or townhouses?

Townhouses on two to three levels, owned as strata lots. Some listing portals call the complex an apartment building, which is wrong.

Is there a pool or clubhouse?

No public source mentions a pool, hot tub or clubhouse. The shared amenities are the beach and the docks. Confirm with the strata's documents.

How much parking comes with each home?

A double garage plus two uncovered limited-common-property spaces, so four vehicles in total. There is no RV parking on site.

Docks and beach

Does every Silverton home come with a boat slip?

Yes. Each home has a private slip in the complex marina, assigned by the strata, with power and water on the docks. Recent listings describe the slips as about 35 feet; one older headline said 36 feet. Measure the specific slip.

Do owners own the water under their slip?

No. In BC the lakebed of Okanagan Lake is Crown land that cannot be sold. Docks sit under a provincial licence or lease. Buyers should confirm who holds Silverton's dock tenure, its type, expiry date and annual fee.

Is the beach private?

Silverton has a shared beach for residents; one listing calls it semi-private. Paddlewheel Park's public beach is about 400 metres away.

Fees and taxes

What are the strata fees at Silverton?

Public records show about $423 to $550 a month, varying with unit size and year. What the fee includes comes from the strata's budget and Form B.

Do I pay the speculation and vacancy tax at Silverton?

Vernon has been in BC's speculation and vacancy tax area since 1 January 2025. If the unit is your principal residence or is rented long-term to qualifying tenants, you are generally exempt. A Canadian owner who leaves it vacant most of the year can owe 1% of assessed value annually; foreign owners and satellite families 3%. Every owner must file a declaration by 31 March each year.

Can a first-time buyer avoid property transfer tax at Silverton?

Partly or fully, depending on price. BC's first-time buyer exemption removes tax on the first $500,000 (up to $8,000 saved) when the price is $835,000 or less, and phases out completely at $860,000. 2026 Silverton asking prices straddled that line.

What insurance deductible could I be charged?

If damage starts in your unit, the strata can charge you its deductible. In BC the median water-damage deductible on 2025 renewals was $25,000, and a quarter of buildings were at $50,000 or more. Check Silverton's insurance certificate and buy a unit-owner policy with deductible coverage.

Rules and bylaws

Can I rent out my Silverton unit?

Long-term, yes. Since November 2022, BC stratas cannot prohibit long-term rentals. Recent listings also state rentals are permitted.

Can I run a Silverton unit as an Airbnb?

Only in limited cases. Vernon allows short-term rentals only in the operator's principal residence, with a City licence and provincial registration, and the strata can prohibit them regardless. A unit you don't live in cannot be a nightly rental. The Strand next door is different because of its strata-hotel status.

Are pets allowed at Silverton?

Listing information describes the bylaw as one cat or one dog, with dogs up to 60 cm at the shoulder. Check the current registered bylaws before you buy.

Is Silverton an adults-only or 55-plus complex?

No age restriction appears in public listing information. Since 2022, the only age bylaw a BC strata can have is 55 and over. Confirm with the current bylaws.

What documents should I ask for before buying a Silverton unit?

The Form B information certificate, the registered bylaws and rules, two years of council and general meeting minutes, the depreciation report, the budget and financial statements, the insurance certificate, the strata plan, and the dock tenure documents.

Can I keep my boat in the slip all winter?

That depends on the strata's rules and the dock's winter set-up. Most Okanagan owners haul out in the fall. Ask the strata or check the rules before you plan on winter moorage.

Which schools serve Silverton?

Okanagan Landing Elementary (K–7) at 7322 Grant Road, about 1.2 km away. Clarence Fulton Secondary (8–12) is about 6 minutes' drive and is listed as the secondary school, but confirm the catchment with School District 22.

How far is Silverton from downtown Vernon and the airport?

About 7.8 km or 10 minutes to downtown Vernon, 10 minutes to Vernon Jubilee Hospital, and about 45 minutes to Kelowna International Airport, based on free-flow routing estimates.
